Typically, as the population increases, so do property prices, as demand increases to meet a limited supply. However, this is not always the case.

Zoocasa analyzed cities with 100,000 or more residents whose population fluctuated by more than 0.5% between July 2022 and July 2023, either by increasing or decreasing. Zoocasa then compared median housing prices from 2022 to 2024 to calculate the percentage difference in housing prices relative to these population shifts. In some cities, the population increased while housing prices unexpectedly decreased.

Here’s a look at places where populations have grown recently, but homes have become more affordable.
